November holds a special place in my heart. It’s a time when we pause to honor the service and sacrifice of our nation’s veterans — a community I am proud to call my own. Reading the Market Like a Mission
The Sacramento housing market is in an interesting phase. August 2025 data tells a nuanced story:
Inventory: Homes for sale increased 31.8% year-over-year, giving buyers more choice than they’ve had in recent memory.
Sales: Closed listings were down 10.4%, signaling the market is recalibrating.
Months of Inventory: At 2.6 months — up 51.5% from last year — the market is still technically a seller’s market, but trending toward balance.
Days on Market (DOM): Up 36% year-over-year, a sign buyers are gaining more leverage.
Sold Price vs. List Price: At 97%, sellers are making small concessions — another shift toward buyers.
Home Values: Both average and median sold prices dipped slightly month-to-month, while the average sold price per square foot was down 0.9% year-over-year.
What does this mean? For buyers, especially those who’ve been waiting, this market offers opportunity. For sellers, strategy matters more than ever — correct pricing, preparation, and expert guidance are key. My role is to interpret these signals, anticipate shifts, and create a winning strategy for every client.
